This is one of the most complex and challenging schemes Connolly & Fee has ever undertaken, with the provision of basement carpark and 28 apartment units on a site with exceptionally difficult ground conditions, a town centre location, a limited site footprint and live buildings on 3 sides and a public pavement/roadway on the other.
Detailed works requirements included:
- construcion of 22 3P/2B CAT 1 Apartments in one block over three stories Bock A, together with 6 3P/2B General Needs Apartments in one block over 3 stories-infill terrace
- Basement carpark – the methodology for same included contractor designed secant wall, capping beam and tanking sytem to multiple category basement i.e Grade 1 (habitable living) and grade 3 (Carpark)
- demolition & decontamination
- landscaping, fencing & site wide infrastructure.
The project was constructed to Lifetime Homes Standard, CFSH level 3, Secure by Design & Considerate Constructors – where it achieved 42 points on final visit. Given the shortage of space we purchased a building across the road from site to provide off-site office, welfare and storage facilities.
